Once you’ve established your wants and needs, your Realtor will set you up with an online search and you’ll start viewing homes in person. We’ve seen clients view anywhere from just one home to 20+ homes before deciding to offer. So how do you know when you’ve found the one? Will you get butterflies? Will a cardinal suddenly land in the window sill and sing a song that flutters in your soul, telling you that you’ve found it? This isn’t Snow White, so let’s be real. Most of the time while you're house hunting, butterflies and cardinals will be in short supply. Here are our favorite tips for gauging when you’ve found the one…
1. The 80/10/10 Rule. If the home you’re considering has 80% of what you’re looking for, 10% that you can change, and 10% that you can live with, you should consider making an offer. No house is perfect and it’s rare that any home will align 100% with exactly what you want, even your dream home or a custom build. Give the home some grace, nothing in life is perfect!
